The state of emergency and rental ban took the owners of short-term rental flats by surprise. They have lost overnight their source of income. The estate market is up for a big shock; the economical crisis is inevitable.Property prices react on stock market drops always with a delay. We await now three months of stagnation with estate market being frozen. This means during the spring one can still sell for the current high prices. Then a gradual decrease in prices will come and it will affect houses, estates, but most of all flats. In average, we expect approximately a 15% decrease, should the economical crisis correspond in its extend to the crisis we have experienced in 2008 and 2009. The prices should come back to the current level in 2-3 years after the crisis and are foreseen to grow even higher. The rental market will be affected by the crisis as well, but by far not to the same extend. The demand for living in Prague will stay high as many people will not be able to pay their mortgages due to the crisis and will search for a rental.
