HOW DO WE PREPARE THE PROPERTY PRICE ESTIMATE?

We work with databases of estate agencies that have sold tens of thousands of properties. We use price maps which depict the real selling prices of properties as recorded in the cadaster. Each property estimate is worked out real estate specialists with years of experience in estate market in Prague and its surroundings.

PROPERTY MARKET PRICE

What is the advantage of Maxima's online estimate when compared to a lay comparison done on estate servers? To gauge the price properly, it is crucial to understand the difference between the offering price and the selling price.

Property offering price

Looking at the estate servers, you can see for which price the properties are offered. But beware–you would not learn their market price. You cannot know since when are the properties advertised, what is the demand for them, nor for how much were they sold eventually. For these reasons you would not be able to identify which offering price is too high, which one is too low and what are the right prices after all.

Property selling price

To determine the optimal market price, you need to know the real selling property prices. These are recorded in the property cadaster and it is thanks to the price maps that Maxima can know them in any concrete location. With this exact statistical tool we are then able to determine the property market value.

ESTATE ESTIMATE

A special case of estimate is assessing an estate, where we take into consideration besides the cadaster also the local plan. Thanks to our experiences with developer projects, we can determine the market price of your estate very precisely.

RENT

The situation on the renting market is so volatile that we advice to let the optimal market rent be determined with every new search for tenants. Here we again work with up-to-date databases of estate agencies and access there data of the actually signed tenancy agreements. Location plays a key role here.

VARIOUS TYPES OF PROPERTY ESTIMATION

There are different types of property prices and there are also different purposes why the estimation is made. When selling a flat or a house, you need to know the property market price. However, there are completely different ways how to prepare an estimate of an inherited property, or for the sake of dividing marital joint ownership. A very different price can be estimated also in case of a bank estimate, done as a base for a mortgage loan. Maxima only offers estimates of flats, houses and estates intended to be sold and estimates of market rent.
